Metal roof coating and restoration planning

Metal-roof coating planning should address fasteners, panel seams, corrosion and transitions before the coating field. Identify which details need repair and which surface treatments are compatible.

Record the metal roof details

  • Panel and seam arrangement, including changes between roof areas.
  • Fastener conditions and previous repair materials.
  • Observed corrosion and damaged panels needing assessment.
  • Curbs, edges and connections to other assemblies.

Coating a field and repairing a panel connection are different scope items. Use detail inspection questions when reviewing the roof plan.

Specify preparation and repair separately

Ask for the cleaning, corrosion treatment, primer and detail requirements for the named system. Do not let a broad coating allowance hide unresolved panel or attachment concerns. A qualified contractor should explain how the specified work addresses observed conditions.

Compare the proposals

Use the bid comparison worksheet to compare panel repairs, preparation, detail treatment and closeout records. Retain the roof plan so later equipment work can be checked against the restored details.

This is planning information, not a site assessment or installation procedure. Use current product documents, qualified personnel and site-specific requirements for a project decision.

Start with the roof you have.

Share your property city, roof type if known, and the decision you need to make. Project availability and contracting arrangements are confirmed directly.
